Acting on the management of three large estates in north east England (Peterlee, Newton Aycliffe and Washington with approx. 120 tenants) and eight smaller estates in Scotland (located across East Kilbride, Glasgow, Kirkcaldy, Port Glasgow, Irvine and Blantyre with approx. 50 tenants).
Valad
We acted in the sale of Units 1 and 2 Borehamwood Industrial Estate, for a sale price of £5 million.
Investec
Development of a mixed use industrial estate which is located on a former RAF airfield in Norfolk. The site comprises a number for former aircraft hangars and other warehousing and defence buildings, which have consent for a change of use to storage and general industrial. Our remit includes complex overage and title investigation matters, land swaps and disposals by way of sales of part and long leasehold interests to occupiers ranging from a forestry company dealing in felled timber for processing and manufacturing, to a waste recycling company.
Dunedin Property Limited
Acted in connection with the purchase of the Brunel Portfolio consisting of Greens Industrial Park, Wakefield, Hindley Green Business Park, Wigan and Kayley Industrial Park, Ashton under Lyne from CBRE Global Investors for £20 million. The three estates comprise over 1m sq ft of industrial space which at the time of purchase was around 90% let with an average rent of around £3.30/sq ft. Tenants include Shanks Waste Management, Travis Perkins, Kier Construction and various other engineering and construction companies.
Scottish Widows Investment Partnership
Management of a number of industrial estates for clients of SWIP including Stacey Bushes, Milton Keynes, Kelpatrick Road, Slough and Parkfield Industrial Estate, Battersea.
London Development Agency
Acting on the sale of the LDA’s freehold interest in Gemini Business Park, Beckton to Aviva Investors Pensions Limited for £16.7 million. Also acting on the disposal of parts of Beam Reach Business Park in Dagenham (a former Ford car plant site) to Spen Hill Developments, for the development of a Tesco distribution warehouse and a vehicle maintenance unit.
Heineken UK Limited
Acting for Heineken UK Limited as joint venture partner and guarantor on development of a National Distribution Centre and lease at Raynesway Derby for a term of 10 years at a rent of £3 million. Involving review and advice relating to title, highways, planning, utilities, environmental issues and construction.
Royal London
Advising Royal London on property, planning and tax matters dealing with lettings, asset management and hosting an extranet for documentation in relation to the following multi let estates: Seafield Industrial Estate, Kingston Bridge; Trading Estate, Monklands Estate and M8 Interlink Estate; and Glencairn Industrial Estate, Kilmarnock. These comprise over 70 units and involve dealing with major tenants such as Screwfix Direct Ltd, Whyte and Mackay Ltd, Jewson Ltd and Viridor.
